What type of properties do we deal with?

Normally properties with a minimum of 5 bedrooms. They can be with or without a garden or parking and the property doesn’t have to be in good condition but nice enough for our working professionals to move in.

How quickly can we take a property on?

Once we have visited your property, within 24 hours we will make you a fair offer based on market conditions in your area. The price we agree to will be the price we pay for the duration of the contract, regardless of what happens to the market. If the property is vacant, we could be signing contracts and paying the first month’s rent the next day.

Does it need to be furnished?

Not necessarily. We take on fully furnished, part-furnished and completely unfurnished
properties.

How is the landlord paid?

We will set up a monthly standing order direct to the landlord’s bank account for the agreed
rent. The transfer will be made on the same day every month for the duration of the
contract.

Who are the tenants and will the property be kept in good condition?

We only work with working professionals, who are rarely in the property during the day. We
also regularly inspect the property and send cleaners fortnightly for the communal areas.

How long is the contract?

Usually between 3 - 5 years, with break clauses for ease of mind and also options to extend.

What if one of our clients doesn't pay or is late paying?

That’s our problem not yours. This very rarely happens in reality, but when it does, we cover
the cost and the landlord receives their full rent on time.

How many properties are we looking to take on?

We are looking to add a further 8-12 properties to our portfolio over the next 6-8 months. Provided the properties fit our criteria.
